Is buying or hiring a modular building difficult? What are the steps involved in acquiring a modular building? Is modular construction a fast process? These are all questions we hear regularly. Read on to find out what you need to know about the process behind your modular building journey.
There are significant advantages in choosing off-site construction, in particular, modular building offers all the benefits of a traditional build at a fraction of the time & cost. Additionally, this method includes many other compelling reasons to choose modular including:
- Increased productivity
- Reduced carbon footprint
- Environmentally friendly
- Enhanced employee safety
- Less project downtime
- Reduced construction time
- A more consistent product
- Reduced lead time
- Reduced cost
- Reduced disruption
Further good news is that almost 50 years of experience in the industry has provided Springfield with the opportunity to develop the business to include tight controls, introduce constant improvement programmes and, industry-leading design choices for both exterior and interior finishes. This means that our customers can be fully involved in designing their building inside & out by working with our friendly, helpful designers to create a tailored building absolutely fit for purpose and a space to be proud of. Your building, your way, your design, with our experience to guide you.
That’s exactly where the process starts:
1. Design:
Firstly, when your order to proceed is received, one of our experienced design team will be appointed to the job and be your dedicated contact from start to finish to ensure everything stays on track and is available to answer any questions you may have.
The design choices will be discussed including the finishes inside & out along with window position and size, lighting, flooring, heating, toilets, kitchens, room size, fixtures & fittings – all your choice. When you are happy with the plans and visuals we produce, and building approval is granted we go to work building your units.
2. Construction
The manufacturing of your building (see all building types here) takes place in our ISO-approved, 40,000 sq. ft. workshop, where our expert craftsmen use the latest techniques to ensure optimum efficiency and quality.
Assembly can vary from build to build, but usually include:
- Assembly of basic structural components – exterior and interior walls, flooring, windows and roof
- Installation of utilities, plumbing, and electrical components, communications, security,
- Completion of interior fitting & finishes, such as toilets, kitchen fittings, electrical goods.
When the modules are as complete as possible, they are prepared for transportation. Ready for installation and connection to mains electricity, water, communication feeds. A final quality check is carried out and your building signed off for delivery.
3. Transportation
Transportation will have been scheduled to ensure delivery on the agreed delivery date, on a purpose-built trailer, to ensure safe and accurate installation of unit(s).
Buildings made up of several units will be delivered on different vehicles and scheduled for delivery to site when, and not until, needed for connecting to adjacent units to form the finished building.
4. Installation
Once delivered, your building is offloaded with cranes and hoisted into position ready for installation by our own installation team.
The final construction stage includes completing exterior systems such as cladding, and sealing, adding stairs if included, and completing any interior elements such as painting, trim, cabinets, countertops, and installation of appliances that were not done in the factory.
And lastly, if you chose to hire instead of buy your building, this removal process would mirror these steps in order to take the building away, whenever you are ready.
